Garage door repair and new doors for rebuilt Forest Lake homes
Rebuilt after 2011, and now the door and opener are showing their age? Forest Lake was nearly wiped out by the April 27 tornado and came back house by house, so many garages here have hardware of the same vintage wearing out at once.

- Repairs and new doors
Most Forest Lake garage doors went in during the rebuild after the 2011 tornado, so springs, rollers and opener gears installed then have been running for well over a decade. If a door is getting loud, slow or uneven, we check the whole system and tell you plainly whether a repair or a new door is the better spend.
Forest Lake homes
A neighborhood rebuilt at once, now wearing out at once
Before April 27, 2011, Forest Lake was a settled neighborhood of more than 300 households around its lake. The tornado took most of it down, and rebuilding happened over a few years, so a large share of garage doors, springs and openers here are close in age. Builder-grade springs from that period are reaching the end of their cycles, and openers installed at the same time are at the age when gears and logic boards start to fail.
That timing makes now a good moment to decide between repair and replacement. If the door is sound and only the springs or rollers are worn, a repair is the sensible choice. If it is dented, rusting at the bottom or letting summer heat into the house, a new garage door may be worth it, and wind-rated doors are a fair option on streets that know what high wind can do. Our article on whether to repair or replace a garage door lays out the math.

Bounded by 15th Street and Hargrove, rebuilt after 190 mph winds
Forest Lake is bounded by 15th Street, McFarland Boulevard, Hargrove Road and Hackberry Lane. Before April 27, 2011 it held more than 300 households and about 1,500 people around its lake. The EF-4 tornado that day, with estimated peak winds of 190 mph, tore through Forest Lake and nearly leveled it, and more than 5,000 Tuscaloosa residences were damaged or destroyed. The neighborhood rebuilt, which means many garage doors and openers here went in within a few years of each other. ZIP 35401 is only 27.04 percent owner-occupied, so landlord calls mix with owner repairs.

Common questions
Questions from Forest Lake homeowners
Likely. A door that has run since the rebuild has more than a decade of daily cycles on its springs. A balance test tells us how much life is left before one snaps.
For many owners here, yes. It cannot stop a direct tornado strike, but it stays stiffer under strong gusts, so it is less likely to blow in and let pressure into the house.
Not always. If the door is sound, repairing it and replacing only the opener can be the better spend. We test both and give you the options.
Yes. Standard openings take standard door sizes. We measure width, height, headroom and side room, and a new door comes with its own tracks and springs sized to its weight.
