A commercial overhead door in Tuscaloosa is chosen by three numbers: the opening size, the headroom above it and the cycles per day. Sectional doors need ceiling room for horizontal track, while rolling steel doors coil into a 2 to 3 foot space above the opening. Busy bays need high-cycle springs and a commercial operator.
Commercial installs
Fitting the door to the building and the work inside
The right commercial door depends on what happens behind it. A climate-controlled warehouse wants an insulated sectional door with tight perimeter seals. A storage building or parts room with little headroom often gets a rolling steel door. A fire station or truck shop may want full-view sections for daylight. We start with the opening, the headroom, the side room and how often the door will run.
Cycle count matters more than most buyers expect. Commercial doors are often quoted with standard springs, and on a bay that runs all shift those springs wear out quickly. We size springs and the operator to your real traffic. If you already have doors that need attention, our commercial garage door repair page covers that side.

Choosing a door type
Insulated sectional or rolling steel for your opening?
| Insulated sectional | Rolling steel | |
|---|---|---|
| Headroom | Needs ceiling room for horizontal track | Coils into a compact space above the opening |
| Insulation | Foam-core sections with perimeter seals | Insulated slats available, seals less tight |
| Daylight | Window sections or full-view panels | Vision slats only |
| Impact | Damaged sections replaced one at a time | Slats replaced, tough in rough use |
| Typical cost | $2,500 to $8,000 per door (Tex-Oma) | $2,000 to $8,000 per door (Tex-Oma) |
Ranges from Overhead Door Co. of Tex-Oma's commercial installation cost guide, which adds $600 to $1,500 for a commercial opener.

What moves the price
- Opening size. Wider and taller openings need heavier sections or curtains, springs and track.
- Insulation. Foam-core sections and insulated slats cost more than single-skin steel.
- Track layout. High-lift and vertical-lift tracks need longer track and more shaft than standard lift.
- Cycle rating. High-cycle springs add cost and save repeat spring calls on busy doors.
- Operator type. Trolley, jackshaft and hoist operators, single or three-phase, vary widely in price.
Install scope
What a commercial door install covers
- Measuring the opening, headroom, side room and backroom
- Checking jambs and header can take the door
- Removing and hauling off the old door
- Hanging sections or curtain with track and springs
- Winding springs to the door weight and cycle rating
- Mounting and wiring the operator to your supply
- Setting limits and testing safety edges and photo eyes
Two install types
Insulated Sectional Doors
Insulated sectional doors suit climate-controlled warehouses, service bays where staff work near the opening, and buildings where the door faces the afternoon sun. Each section has a steel skin both sides with a foam core, and thicker sections carry a higher R-value. Perimeter seals at the jambs, header and floor do as much as the core to keep heat out. We set the track for a snug seal along the full height, and fit window sections where the bay needs daylight.
High-Lift Track Conversions
Standard-lift track turns the door horizontal right above the opening, which wastes tall ceilings and blocks lights, cranes or racking. High-lift track runs the door straight up the wall before it turns, so it parks higher. Vertical-lift track takes it all the way up the wall in buildings with enough height. Both need a longer shaft, different drums and resized springs. We measure from the top of the opening to the lowest obstruction before quoting either layout.

East county growth
New buildings around Vance and Coaling
Mercedes-Benz plans a multibillion-dollar expansion of its plant in Vance by 2030, on top of a workforce of about 5,800, and supplier work spills into Cottondale, Brookwood and Coaling. Those towns have grown fast: Vance went from 500 people in 2000 to 2,092 in 2020, and Coaling from 1,115 to 2,035. Growth like that brings new warehouses, service shops and storage buildings, and each new opening needs a door sized for the work inside it.

Timing
How long a commercial door install takes
Commercial doors are built to the opening, so the longest stretch is usually the maker's lead time. Insulated sectional doors in standard sizes come sooner than custom rolling doors or doors with special finishes.
On site, a single door with a standard operator is normally hung, wired and tested in one visit. Several doors, high-lift track or new framing at the jambs add days. We plan the order of work so a building with several bays always has at least one running.
Common questions
Commercial door installation questions
It depends on the track and spring setup, but standard-lift track needs noticeably more than a rolling door. We measure before recommending a type.
Usually. We read the maker's label on an existing door and order the same series, panel style and color where it is still made.
Only if your building has three-phase power and the door is large or busy. Single-phase operators suit many smaller commercial doors.
It depends on what you are protecting. A heated or cooled warehouse benefits from a thicker foam core. A dry storage bay may not need insulation.
Sectional doors can take window sections or full-view aluminum panels. Rolling doors only take small vision slats.
That is often why people choose it. High-lift parks the door above the lights, and we check every obstruction first.
Yes, once the openings are framed and the header is set. We coordinate with your builder on the opening sizes and power.
Photo eyes or a sensing edge on the bottom bar so the door reverses on contact. Our operators page covers the options.
